Home Staging applies a process of preparing any home for sale, regardless of price, condition or location.  Using a proven professional set of guidelines with our knowledge, creativity and expertise, we will  prepare your home to sell faster and for a higher price.  We de-clutter, re-arrange, accessorize and often add furnishings to create a warm and inviting home.  This includes attention to detail in creating a lifestyle that will appeal to all of your prospective buyers.  It allows the new buyers to emotionally connect with your home and envision themselves living there.  We aim for your market’s target, whether that is a family buying its first home, or a family moving up from a starter home and now wanting a larger, nicer home, or a single person wanting to live near the action.  We stage every type of home.  Home Staging can include minor repairs and updating such as painting, updating lighting fixtures, etc.  We can make recommendations for workers to do this type of work.  Home Staging done by Staging The Essentials includes re-arranging the homeowner’s furnishings, often moving things from one room to another.  We call this “shopping around the house.”  You might have a great painting in the bedroom that goes perfectly in the living room and visa versa.  We establish the best furniture layout for each room, making the room appear larger.  We always work with the homeowner’s furnishings first.  Then we may need to add some accessories or rental furniture if the home is sparsely furnished.  Keeping in mind that we are de-personalizing the home and neutralizing the appearance in order to attract and appeal to the highest number of prospective buyers. When should we stage our home?

 

Staging your home should occur before it is appraised.  Yes, staging affects how your appraiser perceives the value of your home.  One home we recently staged had been appraised before staging.  When the staging was completed, the home was re-appraised.  It appraised for $50,000 more than the first appraisal, and the home sold for $50,000 more.  That was almost a 10% increase in the value of the home.  They recouped their staging costs with plenty to spare.

Staging your home before photos are taken for marketing on the MLS invites many more potential buyers to come see your home. Today’s buyers are “internet savvy” and will view your home online before deciding whether or not to see the home.  For online house shoppers there are many available choices. When they decide to put a home onto their list of homes to actually visit, your photos mean “everything” in their decision making process.  Fact: ninety percent of home buyers view homes online before deciding which homes to see.  Don’t let your home get passed by.  Stage your home before any photos.

 

Oops!  We didn’t stage and our house is not selling, now what?

 

You may have already contacted a Real Estate agent.  That’s OK.  Discuss with your agent about home staging before going forward with advertising on the MLS or with any photos until you have staged the home.
